There are currently 11 active listings in Carino Estates, compare this to just a couple of months ago when there were only 3 active listings. This happens often, listings tend to come together in groups. When one house goes up for sale, usually more are on the way. There are roughly three months of active inventory on the market, which is still a slight Seller’s market.

You will notice looking that the numbers from last October that the price is up, but the price per sqft is down. Part of that is because when comparing small numbers, you will have variations. And the houses that sold in October 2015 were about 10% bigger than the houses that sold in October of 2014.
We are seeing a fairly normal market for this time of year. The inventory may be slightly below what it normally is, but demand is about normal.
I have had several people tell me recently they are going to wait until the spring when prices are likely to start increasing before they sell their house and purchase the next one. That may work, and it may backfire too, depending on which way you are going.
Of course this assumes that interest rates don’t change. If interest rates go up, this automatically becomes a bad idea.
But assuming interest rates stay the same, should you wait or not? Let’s assume prices go up 3% by the end of spring. Not saying they will, but many of my clients I am talking to right now seem to think this will be the case from the news they are watching.
If you are moving down in a house, meaning you are selling a $330,000 house in Carino Estates and moving into a $250,000 house or a condo. Then waiting could be beneficial, if nothing else in the market changes. But if you are planning on moving up, say moving into a $400,000 house, then waiting is not in your advantage. The 3% difference in the $400,000 is more than the 3% difference in the house you are selling and this will be a net loss.
