Should I do an open?
If you ask most agents, they will tell you the reason that agents do open houses is to generate real estate leads. However, we also do them for another reason.
We have a history of working open houses that benefit the Seller very well. And that is to sell the house at top dollar for our client in the shortest time possible.
I have personally done two open houses for new listings in the past month. Both houses went under contract within 24-hours of the open house to people who came through the house while it was held open. One offer ended up netting our client just over our asking price, while the other was within 1% of the asking price after concessions.
Would both houses have sold, yes. Would both houses have sold as quickly if I did not do the open houses? Maybe. Would both houses have sold as quickly as they did for as much as they did if I had not done the open houses? No way.
Now the reason most agents say open houses don’t work, and they are right, is because they don’t work them. Putting up a few signs and sitting at the kitchen table is most likely not going to get your house sold. There needs to be a plan.
Our plan includes a unique way of listing the house for sale, mailings and/or flyers, a professional stager and photographer and a plan to get a lot of people into the house at the same time.
What happens when you have 2-3-4 people in the house at the same time looking at it? They know if they like the house they need to make an offer quickly. They also know, with that many interested parties, they need to make that offer as strong as possible.
So should you do an open house? I would say it depends. The standard way of just setting up some signs and hanging out at the house is very unlikely going to do much to sell your house. But if the open house is part of a bigger plan to get your Phoenix area house sold quickly for top dollar, it could be very beneficial.
