But many builders don’t include homes in the MLS, and even with those that do, the new homes are jumbled in with existing / resale homes ”“ and it is virtually impossible to create a search that is exclusively new construction homes.

The new home listings are fed into this system directly by home builders. Not every Phoenix home builder is included yet, but the list grows daily. Major Valley home builders like Pulte, Meritage, Ashton Woods, Shea, Beazer, Lennar, Fulton, Toll Brothers and many more are feeding listings to the site.

I’d be remiss if I didn’t point out that yes, if you are going to buy a new home you should have your own real estate agent representing you. Walk into the new model homes and you will no doubt be greeted by a smiling and very charming sales person. Take a look at the badge they have on their shirt/dress/jacket. On that badge you will see their name, and the name of the home builder. That home builder is their boss. Yep, they work for the home builder and as such have the builders best interest in mind. You need an agent with YOUR best interest in mind. It won’t cost you a dime and no, you won’t get “a killer discount!” using the builder’s agent. Use your own agent.
