A few weeks ago I wrote about why as an agent you want to work with a Phoenix technology based brokerage. Today let’s take a look at it more from the consumer side.
The market is crazy right now, houses are flying off the shelves. You need to give yourself every advantage possible. First you should read Elizabeth Newlin‘s post she recently wrote on here about ways to make your offer stronger.
I do a lot of listings in the Chandler real estate market, and I see a lot of offers come over. One of the things I will talk to my clients about when we are deciding between similar offers is the professionalism of a real estate agent.
Did I get a complete offer with all required addendum? Was everything filled out properly and completely? Did the agent send the offer as instructed then follow up with a phone call? Was the offer in one or two pdf’s attached to the email, or was it in 27 different jpeg files that I needed to convert to pdf and then assemble into one file?
These are some things that can make an offer stand out. They won’t be the only thing considered, but if all other things are fairly equal, they can be a factor.
If your agent understands technology they are going to be able to assemble an offer quickly and cleanly for you and get some brownie points from the seller’s agent
I was recently in San Francisco speaking at a conference. While in another session at the conference I received a text message from an investor client of mine wondering if I could check an MLS number for him.
While sitting in the session I was able to pull up the listing, run comps and shoot him over the comps with an estimated retail value.
My investor asked me to submit an offer, I wrote it on my iPad, sent it to Docusign for electronic signatures and about 15 minutes after he asked me to write the offer he had it in his email inbox to sign.
Within 30 minutes of him texting me an MLS number we had our offer with all addendum and proof of funds submitted to the listing agent for consideration. All while I was sitting at a conference 1500 miles away.
Shar Rundio recently had a similar experience. She recently told me that she was standing in line for a ride at Disney Land and while in the long line she was able to break out her iPad, write an offer for her client and send it off for them to sign.

I totally agree with you on the difference it makes to receive a nice, clean, easy to manipulate pdf attachment, rather than a jumpled cluster of jpg and gif files! This is one of my personal pet peeves – I didn’t realize it was a system-wide annoyance. 🙂

Dean, why is this something to be proud of? I’ll take the other side of the coin here – the technology is nice, but what benefit am I getting from an agent who works 24/7? Are they really going to give me their best analysis? I’d make the argument they won’t, because they can’t – we’re human. Writing offers on holidays, or while on a famil vacation, is not something our industry should be proud of … We need to learn to disconnect. Live life.
