Current active listings in Chandler as of 12:33pm on 1/9/16 are down to 819 active listings.
That is low, that is really low for this time of year. What does low inventory mean to you? Low inventory means that Chandler has moved back from a neutral market to a Seller’s market.
How much is it moving and how quickly. Very… Just check this out from the Cromford reports latest updates.
So, what are you looking at above? Well, I’m not going to go into full detail on the Cromford Number, but here is what you need to know. A 100 score means we have a perfectly balanced market. A 90-110 is score is pretty much considered balanced. Above 110 is a Seller’s market and below 90 is a Buyer’s market.
A red arrow is bad for Sellers and good for Buyers. It means the market is shifting in favor of Buyers. A green arrow is bad for Buyers and means the market is shirting more towards the Seller advantage.
Notice the change in the last month for these major communities. Most are up/down 5-6-8-9%. Then you look at Chandler. The Chandler housing market has made a dramatic shift. The Chander home market has moved 21% towards the direction of the Seller. That is a huge monthly change, and double the next highest which is Tempe.
So what does this mean? This means that now is a good time to sell if you live in Chandler.
One thing that is really going away is a decent house to purchase under $200,000 in Chandler. This segment of the market is starting to become almost impossible to buy in and get a good house.
There are exceptions. Here is one. Here is a house in Stonegate Crossing that is under $200k and is only a couple of houses away from an awesome community pool.

This home at 854 E Rockwell in Chandler is very unlikely to last long with the current shift in market conditions.
This is an amazing change in the number of Chandler homes on the market in the last month. Just look at the numbers and you will see why now may be a good time to jump.
