You’ve done all of the nit-picky things your REALTOR recommended…removed clutter and personal items, done some repairs and touch up, had the house professionally cleaned. Now do you want to know a cheap {like $15 cheap}, easy way to make a great first impression when selling your home? Buy a new welcome mat. So simple and so overlooked.
Aside from offering a place for buyers to wipe their feet so they don’t traipse dirt through your freshly cleaned house, a welcome mat sets the tone for the home you’re selling as soon as prospective buyers walk up to the door. Is it dingy and worn? Bright and inviting? The buyers are generally standing at the front door for a moment or two while the agent fumbles with the lockbox and key. They’re assessing the house and giving it the once-over. What do you want them to see? Do you want to express sophisticated luxury? How about a light hearted, entertaining house? Give your new welcome mat a little thought and pick one that’s great for your home. **Note** I love pets but it’s probably best not to scream that 5 dogs live in the home so I wouldn’t recommend the *Wipe Your Paws* option.

I’m actually writing about your blog on MAY 2013- Notice to Cure. It was a very helpful explanation of how it works. I’m in the middle of that at the moment. I’m buying a condo in Scottsdale and out of the coutry until May 4. Soonest I can sign loan docs is MAY 5. Conntract states need to close by May 2 which is a Saturday. My question is how soon can Seller issue Notice to Cure? Can seller issue this on Saturday May 2? Then I have 3 days to cure- is that business or calendar days?
